LCOR’s 1515 Surf Avenue is one of several new apartment projects that are bringing middle-class residents to the oceanfront neighborhood.
The developers recently launched the 3,500-square-foot ground floor space at the corner of Surf and West 15th Street, home to popular Brooklyn coffee shop Milk & Honey, a mini-chain with upscale locations in Bay Ridge and Ditmas Park.
The café specializes in eggs, artisan flatbreads and other quality all-day-old items.
The 1515 Surf project features more than 320 market-rate and 130 affordable rental apartments and 35,000 square feet of tenant amenities. It claims to be the city’s largest, 100% electric geothermal project.
Authentic Brands Group manages more than 50 fashion and lifestyle brands, including Reebok, Brooks Brothers and Nautica. It has strategic partnerships with David Beckham and Shaquille O’Neal.
As it’s growing around the world, it’s also growing at 1411 Broadway. It underwent a 75,000-square-foot renovation and expansion by 25,000 square feet at the 1.1 million-square-foot tower owned by Ivanhoe Cambridge (now CDPQ) and Swig Equities.
Authentic Brands was replaced by Michael Beyda’s Benchmark Properties. The landlord was represented by the CBRE team of Neil King, Paul Emrich, Shay Kenny and Emily Chabrier.
The deal marks the third tenant expansion in the building, where rents were at $75 per square foot.
